Frisco, which has experienced tremendous growth, exemplifies the housing affordability challenges facing North Texas. Once a town of around 33,000 at the turn of the century, Frisco's population has surged to over 200,000, attracting corporate campuses and new families.
However, this growth has pushed home prices beyond the reach of many potential buyers, prompting them to seek more affordable options in nearby areas like Celina and Prosper.
The Dallas-Fort Worth metroplex, now the nation's fourth-largest with approximately 8.5 million residents, continues to see significant population increases, adding over 100,000 people annually. The region's appeal is bolstered by corporate relocations, with 119 companies moving or expanding in 2025 alone.
Despite a slight cooling in home prices, the median home price in the area remains around $400,000, a figure that has risen dramatically compared to household income growth.
